Titles

We can assist with various titling needs including, but not limited to:

If it previously held a PA title and:

anchored to the ground to have electric, water and sewerage
was used as a PA residence immediately preceding its sale or transfer, is offered for sale or transfer

Then the transferor/seller needs to obtain a tax status certification from the Tax Claim Bureau of the county in which the home is situated.

Some things to know before arriving

If selling a vehicle, anyone listed on the title needs to be physically present. In certain situations, such as death of an owner, there are other requirements. Limited Power of Attorney is another option in some cases. (No, calling and getting a verbal confirmation is not acceptable. Top rules of a notary is requiring physical presence and positive ID.)
Buyers - anyone being listed on the title needs to be physically present (or you will have to file for another title to add them on later).
If the purchase is being financed by a bank - lienholder name, address, phone number and Electronic Lien Titling (ELT) info is required at time of applying for the title.
MOST IMPORTANTLY - valid / not expired ID/driver's license required for anyone needing notarized (which would be anyone signing the title)
proof of insurance from buyer- not expired

There are situations in which the seller cannot physically be present. In which case either a short-certificate is needed (it must be sent in with paperwork and not a copy of it, has to be an original), a properly completed MV-39 or a vehicle power-of-attorney is needed and the agent acting as POA needs valid ID and provide proof of POA.
